Data Sources

Property records in DealOS are aggregated from multiple established third-party real estate data providers. We combine these feeds, then deduplicate and normalize the records so you see one clean, consistent listing instead of conflicting duplicates.

We only surface real listings and records. DealOS never fabricates inventory or invents metrics to fill a screen.

Deal scores and profit projections are calculated from the figures you provide combined with market reasoning. Every estimate is transparent — we show the inputs and the math behind it:

• ARV (after-repair value) — your estimate or a market-informed figure.
• Estimated repair costs — the rehab budget you input.
• Purchase price and target assignment fee.
• Resulting spread, projected profit, and a deal score with the assumptions behind it.

Because the output depends on your inputs, treat it as a fast, informed second opinion — not a guarantee.

Property data is refreshed on an ongoing basis through automated syncs with our providers. Records are continuously deduplicated and cleaned, and listings that are removed at the source are retired so your pipeline reflects current inventory rather than stale data.

Valuations and estimates are meant to guide your underwriting, not replace it. Accuracy depends on data availability and the assumptions behind each deal. We strongly recommend verifying comps, repair figures, and title before committing to any transaction. DealOS does not provide legal or financial advice.

DealOS is built on trusted third-party infrastructure and AI services. We believe in acknowledging the technology that powers the platform:

• Cloud hosting and edge delivery are provided by Vercel.
• Our primary database runs on managed, serverless Postgres (Neon).
• Files and documents are stored in private, access-controlled object storage (Vercel Blob).
• AI analysis, matching, and content generation are powered by leading large language models accessed through the Vercel AI Gateway.
• Payments and subscriptions are processed securely by Stripe — we never store your full card details.
